Move-In Ready Homes in Central Florida: Your Guide to Blue Tag Homes

Move-in ready new construction home by Trinity Family Builders, a Blue Tag Home in Central Florida

October 8, 2026

Here's something you don't hear often in this market: a lower interest rate that doesn't disappear after a year or two. Through November 30, our Blue Tag Homes come with permanent promotional financing, $10,000 toward closing costs, and reduced pricing on select homes. They're already built or close to it, so you can walk through the actual home you'd own. Here's a look at the four communities where you'll find them, and how to figure out which one feels most like home.

What Makes a Blue Tag Home Worth a Closer Look

Think of the blue tag as a shortcut. You get a finished home you can see and touch, plus three kinds of savings working for you at the same time.

A rate that stays put

Blue Tag homes come with a 5.5% fixed rate on a 30-year FHA loan or 5.875% on a 30-year conventional loan.* That rate is yours for the life of the loan. It isn't a teaser that climbs back up in year three, so the payment you plan around today is the payment you keep.

$10,000 toward closing costs

Closing costs are the part of buying a home that catches a lot of people off guard. On a Blue Tag home, we'll put up to $10,000 toward them, which means more of your savings stays in your pocket for the move, the furniture, or simply a cushion.

Lower prices on select homes

Many Blue Tag homes have also been reduced, some by more than $50,000. You'll see the before and after pricing in the community sections below.

All three savings come together when you finance with Guild Mortgage, our preferred lender, and your New Home Advisor can show you exactly how they apply to the home you choose. Ready to start narrowing it down? Browse available Blue Tag homes.

Meet the Communities

Blue Tag homes are spread across four of our Central Florida communities, and each one has its own personality. Here's what everyday life looks like in each, along with the homes currently available.

Trinity Gardens, DeLand: Small-Town Charm With an Easy Commute

If you like the idea of grabbing dinner on a historic main street on Friday and being on I-4 Monday morning in minutes, Trinity Gardens is worth a visit. Downtown DeLand's shops and restaurants are close by, the SunRail DeLand station offers a weekday ride toward Orlando, and Blue Spring State Park is right down the road for winter manatee sightings and summer swims. The beaches of New Smyrna are under 25 miles away.

Inside the community, you'll find a pool and cabana, a playground, a dog park, and walking trails that wind past conservation wetlands. Trinity Gardens also has the biggest Blue Tag lineup, with six homes ranging from the four-bedroom Bennet to the 4,438-square-foot Theodore.

Eagletail Landings, Howey-in-the-Hills: Quiet Lake-Country Living

Howey-in-the-Hills is the kind of small town people stumble onto and don't want to leave. It sits in the heart of Lake County's lake country, with rolling hills, big trees, and Lake Harris just around the corner. If a slower pace sounds good to you, this is the place to start.

Residents have a community pool and playground close to home. Eagletail Landings also has the most approachable Blue Tag price point, starting with the Wekiva at $393,999.*

Trinity Lakes, Groveland: Something Going On at Every Turn

Trinity Lakes is built for people who actually want to use their amenities. There's a resort-style pool with a splash pad, a clubhouse and fitness center, a lakeside dock and pavilion, walking trails, sports fields, playgrounds, and a dog park. When it's time to head out, the Florida Turnpike makes trips toward Orlando, shopping, and dining straightforward.

The two Blue Tag homes here give you a real choice in size, from the four-bedroom Gilchrist to the five-bedroom Sims.

Ridgeview, Clermont: Close to Everything

Ridgeview puts you within easy reach of US-27, SR-429, and the Florida Turnpike, so Winter Garden, Downtown Clermont, and the rest of the Orlando area are all an easy drive. Clermont's rolling hills and chain of lakes make it a favorite for cyclists, runners, and anyone who likes being outside, and Lake Louisa State Park is nearby.

At home, there's a zero-entry pool with a splash zone, a cabana, and a shaded playground. Both Ridgeview Blue Tag homes have reduced pricing.

Homes move quickly during a promotion like this, so the available homes page will always have the latest list.

Which Community Is Right for You?

Start with where your week takes you. If your commute points toward Sanford, Lake Mary, or Daytona, or you like the idea of hopping on SunRail, Trinity Gardens in DeLand is the natural fit. If you're headed toward west Orlando, Winter Garden, or the attractions, Ridgeview and Trinity Lakes keep you close to the Turnpike. And if you'd trade a little drive time for a quieter, small-town setting, Eagletail Landings is hard to beat.

Then let your wish list do the rest. Watching your budget closely? Eagletail Landings and the Bennet homes in DeLand start right around $400,000. Need room to spread out? The Lennox and Theodore in DeLand, the Sims in Groveland, and the DeLeon in Clermont all offer five or more bedrooms.
